Matthew Judge

Mr. Judge has been with Marathon almost from its inception and is responsible for underwriting and compliance with due diligence procedures for proposed acquisitions. His responsibilities include reviewing real estate, financial and legal documents, reviewing third party reports and analyzing projected operating results.

Mr. Judge is also responsible for obtaining construction and permanent financing for proposed acquisitions, as well as insurance coverage, and works closely with the lenders and attorneys during their initial due diligence, through the commitment and pre-closing phase. During the construction phase, he prepares the monthly draw requests and coordinates funding of debt and equity. Mr. Judge prepares and submits tax credit applications, financial applications and grants for LIHTC properties and serves as the primary point of contact for equity investors. As the construction progresses, Mr. Judge works closely with the accounting staff and oversees leasing and property management to insure that the projects are meeting their anticipated benchmarks in order to achieve stabilization and close into their permanent financing.

Mr. Judge has more than twenty years experience in residential and commercial real estate finance involving a wide variety of projects. Prior to Marathon, Mr. Judge served as a Vice President with the acquisitions department of First Sterling Financial, Inc., a nationally known syndicator of low income housing tax credits where he assisted in the origination of new business, and the underwriting of prospective equity investments. He previously served as an Assistant Vice President for ORIX USA Corporation, where he originated, underwrote and recommended new mortgage loans and analyzed the credit risks, market risks and repayment risks inherent to each transaction. Prior to that, he served as Assistant Vice President with Fleet Bank’s Real Estate Division, where he evaluated and underwrote new business proposals and was responsible for a mortgage portfolio of $120 million. Mr. Judge began his career Marine Midland Bank as a Management Associate, underwriting new commercial real estate loans. He holds a B.S. in Finance from St. John’s University.

Mr. Judge actively participates in a number of professional organizations for the multifamily industry including the New York State Affordable Housing Association and the Institute for Responsible Housing.
